Depending on the type of roof covering (shingles, metal, tile etc), different types of roofs can last different amounts of time. Shingle roofs generally carry an expected life expectancy of 20-50 years, depending on the manufacturer. Metal roofs can easily last upwards of 50 years. Flat roofs are rated from 10-25 years. Of course, all of these manufacturer life expectancy guidelines go out the window if you have a severe weather event that affects the roof.

It is a good rule of thumb to have your roof checked and maintained every 3-5 years. At the time of this inspection, your roofer should be able to tell you how your roof is holding up and anything that might affect the longevity of it. At Roofer Chicks, we will check a homeowner’s roof for free – it’s part of our service. Roof maintenance packages start at $450, but can vary depending on many factors, including the type of roof covering, the size of the roof and the steepness.

The price of a roof can definitely vary based on many factors to include the size of the roof, the type of roof covering, and the steepness of the roof. Roof pricing is based on “squares” – a square in roofing is 100 square feet. It is important to note that this is square footage of the roof – which is generally at least 1.55x the square footage of living space plus the garage size (if attached). There is more roof square footage because of the pitch and the overhangs. Roofers also include a waste factor, which can range from 10-25% depending on how “cut up” the roof is.

Our shingle roofs typically range from $450/square to $600/square. This is for a class 3 or class 4 laminate shingle. We prefer not to install 3 tab shingles due to their inferior quality. This pricing does not include designer shingles. For metal roofs, we prefer to install 24 gauge standing seam. Our pricing ranges from $750 to $1250 per square. While we will not do an overlay on shingle roofs, we will overlay one layer of roofing with metal, which can bring the cost down significantly.

An average roof in central Texas is about 32 squares. Our average roof sale in 2025 was $19,000. If you’d like, you can use our virtual roof pricing to get an estimate of how much it would cost to replace your roof.

At Roofer Chicks, we are happy to look at all the options available for a homeowner. And the truth is, a lot of times a roof can be repaired which allows the homeowner to get a few more years out of their roof. This can allow a homeowner to start budgeting and be more financially ready to replace the roof in the future. Some homeowners like to wait and see if they can catch a hail storm, too!

We will be straight with you and try to give you all the options. We generally warranty our repairs for a year, but if we don’t think your roof is in good enough condition to warranty, sometimes we can still perform the repair, but it would not have a warranty.

It can be tough or even impossible to see storm damage from the ground. Even up on the roof, it takes a practiced eye to see storm damage – and to know the difference between storm damage and other factors that could harm your roof – like tree damage, rodent damage, pigeon poop, golf ball impacts, etc. If you are going to call your insurance and open a claim, it’s good to be sure you actually have damage.

The best way to know if you have storm damage is to call a roofing contractor who has good knowledge to check your roof. Generally in Texas, roofing contractors do not charge to assess the roof as long as you own the home. They should be able to inspect your roof, document any damages they see, and give you a reasonable analysis of the damage. Only you can decide if you want to call in the damage to your insurance company.
